Most of us don’t like paperwork, but in hiring a builder to create your dream home, a solid contract is a reality. The contract should cover ALL parties (home owner, builder, sub-contractors, and suppliers) involved in the work.
What should I know
about Liens
A lien is a publicly recorded statement that allows the unpaid material man or sub-contractor to place a “hold” on the owner’s real property until the judicial system can determine how much money is owed.
How do I find out more about Liens?
Any reputable builder should be glad to discuss liens and how to protect yourself.

What Builder Should I Use?
Use the following to check up on a builder
1
Labor & Industries website – www.lni.wa.gov/ (under Quick Links, click on “Look up a contractor…”) Check to see if Builder is a legal entity, paying its industrial insurance and unemployment insurance and whether there are any complaints against the builder.
2
BBB serving Washington – 206-431-2222 or www.bbb.org
3
Lumber companies – The contractor reps will know if a builder has a solid reputation and will be able to make recommendations.

A good builder will require proper safety gear for everyone on the job.
Ask to visit a builder’s current job. Is the equipment in good repair? Is the jobsite free of clutter?
